Sage Advice on "Easy Real Estate Valuations"
Any number of "quick-results" web sites are cropping up to "help" the home owner or home buyer to gain access to historical information that would help them in making a sale or purchase of real estate for the "right price." One of the more prominent sites features giving the market price for any home by just knowing the street address of the property. Sounds great, right? Well, here's an example...1333 South Blvd., a 3,350 sq ft home that my husband & I built & sold in May of 2003 for a verifiable sale price of $780,500 is shown with a current market value of $308,450 and is given a square footage of 2,248, built in 1893 with - bedrooms and 2 bathrooms. The home next door to the west, 1365 South Blvd., which we built and sold in July, 2003 for a sale price of $740,000 is shown to be worth $929,117, as of October, 2006. And further, these homes appear on the map to be east of Asbury, when they are west of Asbury.
I ask you...how valid is any valuation engine which gives a market price without ever seeing the street, not to mention being inside the home?? How good is a "fly-by" appraisal?
Ask yourself, why do they even offer this "service?"
When you want to know what your home is truly worth, please contact a professional Realtor who goes through homes in your area every day, negotiates contracts on homes in your neighborhood every day. One who knows that the value is based on 1) Location, 2) Size, 3) Condition, 4) Overall Market Climate.
Please don't put your trust in some Web Marketeer who has no stake in the business, but is just looking for a buyer of his business to make a few quick Zillion $. Call a Real Estate Professional you can trust.
